A Brief Enquiry
If you send us a brief description of your requirements and your current circumstances, we will email you by return asking you some relevant questions in order to obtain all the related information we will need before we can confidently recommend a lender and a rate that will suit you. The information you provide will be reviewed by one of our mortgage specialists who will then email you a specific recommendation and a full Key Facts Illustration. If you agree we will then apply for a decision in principle from the lender. Once approved, this will be upgraded to a full application. The valuation will be arranged and the mortgage offer issued.

Detailed Enquiry
Our detailed enquiry form takes a little longer to complete but will already have all of the relevant questions addressed as required to make a full recommendation. Once you have completed and submitted the enquiry form your details will be reviewed by one of our mortgage specialists who will be able to email you a recommendation and a specific Key Facts Illustration by return. If you agree with our recommendation we will apply for a decision in principle from the lender. Once approved this will be upgraded to a full application when the valuation will be arranged and the mortgage offer issued.

Although we have devised two enquiry routes to provide the optimum service to our customers, with both methods we aim to significantly speed up the time it usually takes to apply for a mortgage. In certain circumstances we can have the whole process completed in 24 hours! Why not apply direct to a lender?
Arranging mortgage finance can be very time consuming and quite daunting given the wide array of products available. Email Mortgages has the expertise to relieve you of this problem. What will this service cost me?
Our services are provided free of charge. We will receive a fee from the mortgage lender. Naturally, this will be fully disclosed to you.

How much can I borrow?
The amount a bank or building society will lend you will depend on how much you (and your partner) earn. At present, you can normally borrow between 3 and 5 times the basic income of the main earner PLUS the income of the other earner, OR 2.5 to 4 times the joint income of yourself and your partner. Some lenders have very strict income policies and others are fairly flexible in their approach.

Will I have to arrange my own valuation for the property?
Your recommended mortgage lender will arrange a valuation.
To arrange a more detailed survey you could commission a 'Homebuyers Report' which if carried out by the lender's valuer
at the same time will cost less.
